- Allocate operatives, subcontractors and resources effectively to meet workloads and contractual targets
- Plan and manage daily workloads to maximise productivity and minimise disruption to residents
- Ensure all works comply with Health & Safety legislation, company procedures and contract requirements
- Monitor the quality of completed works and address any issues or defects
- Lead and support operatives, providing day-to-day supervision, guidance and coaching
- Identify skills gaps and support training and development within the team
- Apply HR policies relating to attendance, conduct and performance where required
- Manage operational resources including vans, tools, PPE, materials and stock
- Monitor materials usage and support effective cost control
- Use repairs and maintenance systems to monitor job progress, productivity, performance and completion
- Act as a point of contact for residents, resolving repair-related queries or concerns professionally and promptly
- Liaise with clients, subcontractors, suppliers and internal teams to coordinate works effectively
- Support contract mobilisation, audits and continuous improvement across the repairs service
- Assist with cost control, forecasting and identifying opportunities to improve efficiency
- Provide supervisory cover during periods of absence or increased workload
- Attend toolbox talks, Health & Safety briefings, training and company meetings
- Ensure all works are delivered professionally and in line with company values
Role Criteria:
- Experience in a Minor Works Supervisor, Maintenance Supervisor or similar role within social housing, repairs or property maintenance
