岗位职责：
一、设施设备运行管理
1. 负责园区机电、暖通、给排水、弱电等全部设施的日常运行管理，制定运维计划与应急方案，保障设备稳定高效运转。
2. 负责特种设备（电梯、压力容器等）维保管理，严格执行检验、维护规范，确保符合行业法规与安全标准。
3. 负责园区楼宇自控系统（BA系统）日常运行管理，优化设施运行参数，提升园区能源利用效率与智能化水平。
4. 负责园区各类能源使用情况统计、用能分析，对重点用能设备制定节能运行方案。
5. 在工程师支持下持续改善设施运行点检标准，规划运行点检路线，督促团队严格执行设施运行标准，及时发现和汇报设施异常。
二、团队管理与运营统筹
1. 管理工程运行团队，负责人员排班、技能培训，保障团队执行力。
2. 统筹物业、客服、工程等多团队协作，确保园区高效有序运行，提升入驻企业满意度。
3. 与维修维保团队、工程师密切合作，处理设施突发故障，快速响应需求，保障园区正常运营秩序。
三、安全与合规管理
1. 落实安全管理、消防巡查、应急处置、防汛防灾等工作，排查安全隐患，杜绝安全责任事故。
2. 对接园区运营、安全等部门及政府相关职能部门（如安监、消防、环保等），确保运营合规。
四、运营优化与成本管控
1. 负责编制并执行园区年度运营管理工作计划、预算方案及服务标准。
2. 定期审阅运行报表，发现误差和异常应立即处理或汇报寻求支持。
任职要求：
一、学历与专业
1. 大专及以上学历，机电、电气自动化、暖通工程、机械工程等相关专业优先。
二、工作经验
1. 3年以上中大型园区/商业综合体工程运行团队管理经验。
2. 熟悉配电系统运行管理要求，能够独立完成电气系统负荷评估、安全检查和故障排查。
3. 熟悉电梯、压力容器等特种设备管理规范，了解维护保养要求。
三、专业技能
1. 熟练使用CAD、办公软件，具备工程图纸解读能力。
2. 熟悉建筑机电设施系统运行原理与架构。
3. 具备较强的逻辑思维能力和文字表达能力，能够通过图文或口头表达阐述复杂的技术或管理问题。
四、综合素质
1. 严谨细致、责任心强，具备良好的应急处置能力与风险防控意识。
2. 具有较强的资源协调能力，能组织、计划、执行、控制、指导现场紧急状况。
3. 具备高低压电工证、特种设备管理A证、有限空间作业监护证者优先。
